Flat roofs in Lubbock are usually covered with TPO or EPDM membrane, modified bitumen, or a silicone or acrylic coating over a sound existing roof. The right choice depends on drainage, the structure underneath, and how much sun and hail the roof takes. Texas Roof Pros repairs, recoats and replaces all four.
No flat roof is truly flat. It's built with a slight slope so water runs to drains or scuppers; when that slope fails, water sits and seams soften.
Low-slope sections show up on plenty of West Texas homes: den additions, porch tie-ins, carports, and flat stretches between gables. Larger buildings fall under commercial roofing.

Signs Your Flat Roof Needs Attention
Water standing days after rain
Ponding that lingers after the surrounding surface dries points to sagging deck, clogged drains or crushed insulation. It speeds membrane wear and adds weight the structure has to carry.
Open, wrinkled or shrinking seams
TPO and EPDM usually fail at the seams first. Lifting edges let water run under the membrane, where it can travel a long way before showing up indoors.
Blisters, cracks and alligatoring
On modified bitumen and aging coatings, sun raises blisters and bakes the surface into a cracked, alligator-skin pattern. Once those cracks reach the reinforcement layer, leaks follow.
Loose parapet or curb flashing
Flashing up parapet walls and around AC curbs takes the most movement. Split corners, loose termination bars and dried-out sealant at the top edge are classic leak sources.
Hail bruises and punctures
Hail can bruise a membrane over soft insulation or fracture a brittle, aged surface. Damage is hard to spot on white TPO, so have it checked after storms that dent cars.
How We Repair or Replace a Flat Roof
Survey and moisture check
We walk the surface, probe seams, test drains and scuppers, and check for wet insulation under soft spots. Wet insulation decides whether a roof can be coated or must come off.
Fix the drainage first
Ponding is solved at the source by clearing or resetting drains, enlarging scuppers, or adding tapered insulation. A new membrane laid over a low spot just ponds again.
Choose the system
Based on the deck, the building and your plans, we recommend TPO, EPDM, modified bitumen or a coating, and explain how each one handles West Texas heat.
Detail every edge and penetration
Parapets, curbs, pipe boots and edge metal get flashed as carefully as the open field. Those details are where flat roofs leak, so they're never an afterthought.
Confirm drainage and set maintenance
After the work, we confirm water reaches the drains, photograph the finished roof and set a schedule for clearing drains and checking seams and flashing going forward.
What Affects the Cost of Flat Roofing in Lubbock?
Two flat roofs of the same size can need very different work underneath. These factors set the price.
Repair, recoat or replace
A seam repair or coating over a dry, sound roof is far less work than a tear-off.
Membrane or coating type
TPO, EPDM, modified bitumen and coatings differ in material, thickness and labor.
Wet insulation and decking
Saturated insulation or soft decking must come out before anything new goes on.
Drainage corrections
Tapered insulation, new drains or larger scuppers add cost but end chronic ponding.
Walls, curbs and penetrations
Every parapet, AC curb, vent and pipe needs its own flashing detail.
Which flat roof material works best in West Texas?
No single flat roof material wins everywhere in West Texas. TPO is a white, heat-welded membrane that reflects strong sun. EPDM is durable rubber that tolerates movement and is easy to patch. Modified bitumen is a tough, multi-layer asphalt system. Silicone or acrylic coatings can restore a dry, sound roof without a tear-off.
Among coatings, silicone generally tolerates ponding better than acrylic, and both need a clean, dry, sound surface. Standard black EPDM absorbs heat, while modified bitumen stands up to foot traffic around AC units.
Why does ponding water matter on a flat roof?
Ponding water keeps one area of a flat roof wet through daily heat cycles, softening seams and adhesives, collecting dirt that holds moisture, and adding weight to the deck. On a Lubbock flat roof, a pond that never quite dries is where splits and seam failures usually begin, often long before a leak shows inside.
Fixing the slope or freeing a blocked drain often does more than any membrane upgrade. Our article on how long a roof lasts in West Texas explains how heat and hail age roofing here.
Sun, heat and hail on low-slope roofs
At about 3,250 feet, Lubbock roofs take strong sun, and a flat roof faces it all day; reflective TPO and white coatings run cooler than dark surfaces. NWS Lubbock reported that large hail on May 20, 2020 damaged many roofs, and membranes over soft insulation can bruise without obvious holes. After storms like that, book a flat roof inspection and maintenance visit.
Keeping a flat roof healthy
Clear drains after dust storms, keep foot traffic on walk pads, recoat before the old coating wears through, and get seam splits fixed early through flat roof leak repair. Weighing a tear-off? Our roof replacement cost guide for Texas covers the factors. We work across Lubbock, in Abilene and the Big Country and in Midland and the Permian Basin, including commercial flat roof systems.
